How to check a mobile home mover's TDHCA license
In Texas, anyone who installs or re-levels a manufactured home must be licensed and bonded by the Texas Department of Housing and Community Affairs (TDHCA), Manufactured Housing Division [7]. Only a licensed installer may install, re-level or change the home's foundation [8]. A move almost always ends with an installation, so the company setting up your home needs that license.
Look it up in about two minutes
- Ask the company for its TDHCA license number. Installer licenses start with
MHDINS, retailers withMHDRETand brokers withMHDBRK. - Open TDHCA's public View License Records page [12].
- Search by the license number, or by the company name if they don't have the number handy.
- Check that the status is Active and the expiration date is in the future.
- Check that the license type includes Installer (or a retailer license that covers installation) if they'll be setting up the home.
- Check that the name and city match the company on your quote or contract.
Also ask for
- USDOT number. TxDMV checks a mover's USDOT number before it issues the move permit [6]. You can look it up on the FMCSA SAFER website.
- Proof of insurance for the move, including cargo coverage for the home.
- A written quote that says what's included: permits, escorts, blocking, leveling, anchoring, re-joining, utilities, skirting.
- The installation warranty. TDHCA requires the installer to give you a written warranty that the installation meets department standards [8].
- Form T. The installer must report the installation to TDHCA within 7 days (3 days for provisional licenses) so it can be inspected before skirting [10] [9].
Red flags
- No license number, or a license that's expired or in someone else's name
- "You get the permits yourself" (the mover normally gets the TxDMV permit) [8]
- Cash only, or full payment before the home moves
- A price far below the ranges in our cost guide
Every mover we refer requests to must hold an active TDHCA license. Check it yourself anyway. It's public and free.
